As someone that has been in a similar situation to you..... a good tenant is hard to find and worth a little off the rent. I'd let him stay as long as he was willing to pay his rent.

They aren't for everyone in a DD but I used them for three years. Getting in and out is a little harder than regular seats...

Is it because the steering wheel is locked and applying pressure on the lock mechanism?

Try turning the steering wheel to take the tension off of the lock and see if that doesn't help.
