To get anywhere near 40K miles you'll need to give up some performance in regards to dry grip, cornering grip and steering response by going to an all-season tire. The good news is that such tires will often have a much softer ride as well as having longer wear. Top choices in that category would include the Michelin Sport A/S plus and Yokohama Avid Envigor.
