Having a problem with one of my tenants. Storytime

I have a 4 unit building. The parking lot has 4 parking spaces. One of my tenants has 2 cars, but another tenant does not have a car (elderly) so it works out fine. Until now.

The tenant that has the 2 cars got a 3rd car. It is her boyfriends car, he is on the lease and is allowed to live there. He does not have a drivers license so the car just sits in one of the spots, taking up a spot that one of my other tenants need. Since this has happened my tenants have been complaining about it. They come home from work and have to park in the street because this guys car is taking up a spot.

I talked to the problem tenant via text and asked them to park the 3rd car in the street (the city allows this). They responded back saying, they were concerned about someone hitting their car in the street.

wat do?

Charge them for the parking spot or have the car towed.

Is it stated anywhere in the lease agreement that they only can have one spot per apartment. And any other parking circumstances need to we worked out amongst tenants and approved by the landlord?

Not a hard question, you're their landlord not their friend.

Apartment 1A gets spot 1A
Apartment 2B gets spot 2B
Apartment 3C gets spot 3C, etc....

If they didn't sign anything specific pertaining to allowed number of parking spaces in their lease, you will need to rely on their goodwill and common sense. Most people have neither. This is why you need to be very specific in your lease.

It doesn't really matter what their concerns are, they are taking up more parking than permitted in the lease, and they either move it themselves or they can pick it up from the tow lot.
