Na, that's cool. It just make you feel very drowsy when you are at home. It's a relaxation method.

an atmospherically vented hot water heater definitely needs to be vented UP and OUT.

Lol

Jokes aside cause I don't want to see someone DIE and F2B get sued for millions... Literally

That vent pipe is totally against code and is an EXTREME danger...

Get it fixed

It can't go down and needs an upwards slope min of 1/4" for every foot.
Call an expert. If the person you hire doesn't shake his head when he walks in, find another
No it is not in Detroit, about 10 miles from Detroit in a working class/middle class city of about 90,000 people. Crime statistics below national average, less then 2 murders per year, city is operating with a surplus. Not a bad area at all.

Condo is 2 bed 1 bath, full basement, own driveway.

All the comps in the complex for ones with little to no work have been around 20-30k a unit. No vacancies what so ever in this complex, as soon as a fore rent sign goes up they are leased within days.
It sounds like you might be investing 5k into the property.......if you could get 30k for it, do you think it would be worth selling it real quick to make a quick profit,,,,,get in, get out ?
