Landlord has community services fed from my utilities

Hey guys,

Looking for some legality on this issue I just discovered tonight. I live in a 2 story 4-plex, with a shared washer/dryer, interior stairway/entryway with lighting.

I finally used the shared washer/dryer to wash some very dirty work clothes (regular laundry gets washed elsewhere) and noticed that my water heater was running. Shut the water off, sure enough.. water in the washer stops flowing too, throw the main breaker and the washer and the entryway lights shut off too.

So I'm paying for the electricity, water, and sewer so everyone can do their laundry and see to do it as well. These lights stay on ALL THE TIME, 24/7. It also costs $1.25 to use the washer, and $0.75 to use the dryer.

Obviously this isn't right, I'm pretty sure it isn't legal. I'm reading the lease now, lets just assume its not mentioned... I'm not expecting to find anything since its a generic lease they use for everyone.

Not really interested in contacting them to 'settle up' since they very obviously and knowingly deceived me. Electricity and water doesn't come out of nowhere.

What are my options guys?

I would mention it to them and get some sort of settlement you approve of on paper. If they don't agree to your terms then I'd get a lawyer involved.

Don't be adversarial at first and don't be a hard a$$.

There is a chance he might not even know they are on the same circuit.

Explain the situation to him and be professional and mature about it, then wait for a reaction.

If he is evasive or rude then see a lawyer or call the building inspector. Maybe bldg inspectors have laws against routing electrical lines for pubic use etc....

But you gotta give him a chance to explain himself. And if it does become a legal situation then you will come off looking like the gentleman, unlike your landlord.

Little bit late to the party here...

But I would find out which specific circuit breaker the shared items are on, and pop it... Sounds like something like that should be on dedicated circuitbreakers. Going the distance of turning your water off might be a little much, but without power to the washer and lights it would be useless anyway.

That way when somebody complaints about it, they will come to investigate. Tell the landlord that your electricity bill is strangely high for your use, and that hou are trying to see if you have a 'leak' somewhere. That way you will find out without digging if the landlord knew about it and willingly stole your utilities. Provided this is not adressed in your lease.

I'm a landlord myself, and right now I have to use a bit of electricity from some tenants to do some repairs...wish I had put something like this in the lease, although yours sounds like a lot bigger deal.

I had thrown the breaker for the circuit leading out to the hallway. The other half didn't want to walk in the dark so she turned it back on.

Used it to tactically to drive off a group of loud idiots knocking on my neighbors door. They don't like standing around in the dark waiting for the neighbor to get home.

We've mentioned it to the leasing company, they are supposed to give us a portion of the proceeds from the washer/dryer... But that doesn't cover the lights that never get shut off.
