and other than 95, 395, and 270. Although, to be fair, 270 doesn't actually go into the city.

Not sure if it's been mentioned, or if it's even in consideration -- but I don't think I saw much of MD in this thread. There are some great schools (at least high schools) in the Rockville/Potomac area. Like everywhere else in the DC region, the commute sucks

Lived in Montgomery County for a couple years, Silver Spring and the town of Somerset. Somerset has/had their own Elementary School and a town pool. It was pretty cool as a kid, organized sports was pretty good. We had soccer 2x a year, Flag Football, Gym Hockey and I was also on the town swim team.

You may want to take a look at Vienna. It is a tad pricey, but is an absolute gem of a small town. If I recall correctly, Vienna was rated the #3 small town in the U.S. by Money magazine.

I rent in Vienna and also have two children in elementary school. We are very happy, so much so that we have put off buying a house (further west on the I-66 corridor) for several years. You should be able to get a place that meets your family's needs for between $2500 -$3000. Maybe a little less if you are cool with a townhouse.

So many of us in Vienna. I bought our townhouse here in 2005.

With kids, it's very good. Vienna has a well known Halloween parade, lots of festivals, some great non-chain restaurants, and is well located. The schools are top notch.

We rented our 3br/2.5ba townhouse out for $2200 a month while we lived in NYC between 2009 and 2011. I suspect we'd be in the $2500-$3k range if we rented it out now, but the house is nicer (new windows, new deck, new landscaping, new closets) from the work we've done to it.

Which elementary school district are you in, squirrel? My kids will go to Louise Archer (daughter is currently 4). I've heard Flint Hill is also very good.

My kids go to Our Lady of Good Counsel on Wolftrap Road. I have heard nothing but good things about both Louise Archer and Flint Hill. I believe that we are in the L.A. school zone.

We should start a Vienna BMW club...lol.

it always amazes me that people rent places in Northern Virginia for two to three times my mortgage. And it's still at least an hour commute from Loudoun County to Arlington

yeah, i'd have to have very compelling reasons to burn $30k, like if I could write some of it off as an entrepreneur or i had millions tied up in the stock market that was giving me higher returns than real estate, or the flexibility to move around a lot for work.
