I can't really talk bad about 1 company or another. it is not professional.
I have heard of zip and done business with them in the past. 2005 was a different animal then 2012. The real estate business is very competetive and all you have is your name. I would say gie it a try, it sounds liek you ahve nothign to lose and it will be a great way ffor you to get your foot in the door. Take what most people say with a grain of salt, since the businesss is full of lies. Make you own opiniions and see what path/company is best for you.

Do you agents have to pay/rent a desk in your office? Is that still happening?

i still get job offers from brokers that want me to work in their office. I tell them I am a broker, then they say they can offer me a great split. I tell them I can offer them a "tip".
Some times you will be charged a desk fee, I don't charge a desk fee. I charge a referral fee for anyone who uses my company to run purchases through. I give my loan officers a 75/25 split which is pretty generous from what I have been told.

looksl ike something I woudl send.

each ccompany is deifferent. it can be a ccouple of hundred dollars or a percent of your split, etc...

yep.

lets say my LO brings in a check for a closed loan for 3k. I get $750.00 they get $2250.

With higher producers I take a much lower split.

Funny...I had to finance 7000.00 for 3 months to get a 500 rebate. Down side..I will pay about 40 bucks in interest in the 3 months...lolo
